Flyers are usually 8.5" x 11" sheets of paper printed with your marketing Message (one of the Three Ms of Marketing).

[edit] One Step Or Two Steps

Flyers can be one step marketing because it is often possible to get our full marketing message out on the flyer, but we often use a two step approach.

[edit] How To Get It Done

We usually have the flyers printed or copies made at a local copy center and then have the flyers delivered by a Door To Door Marketing person. See How To Hire A Flyer Delivery Person for details.

[edit] What Should It Say

James will need to provide a list of the following:

  • Sample Flyer To Sell A House
  • Sample Flyer To Buy Houses
  • Sample Flyer To Rent Houses
  • Sample Flyer For Private Money

It usually costs about 4 to 10 cents per copy (depending on where we go, the quantity we order at a time, whether we use color paper and single sided or duplex printing) for the printing and about 8 to 10 cents to have them delivered.

[edit] Effectiveness

The response rate can vary quite a bit depending on the type of flyer (buying, selling, renting, private money), how good the offer is, the neighborhood it is being delivered to and many other factors, but to think you should get 1 or 2 calls per 100 flyers delivered is a good estimate.

[edit] Who To Target

Depending on what we are trying to accomplish with the flyer, we may target motivated sellers, buyers for one of our houses, renter or tenant-buyers for one of our houses or private lenders.

[edit] Concerns and Things to Beware Of

As with most Door To Door Marketing there is a small chance of receiving an Ugly Phone Call.

Also, you must be aware of the local laws regarding using flyers to market.
