We use the following checklist for all sellers with a Follow Up Lead Status For Sellers of Initial Call Back.
This checklist is usually used once a Motivated Seller has called in on some of our advertising. In my personal business, it usually means that they left a message and I am calling them back, but in the business or most Real Estate Investors, it might mean that you are answering this initial call live.
This checklist will help you gather all necessary information about the property from the seller. Your goal is to gather some basic information about the property so that you have enough to do your own Research using the Research Checklist and to set the appointment to go out and meet with the seller face to face to make an offer. Remember, you can always call up and cancel the appointment if your Research from the Research Checklist shows the deal not to be what the seller said.
- Grab a blank Property Information Sheet if there is not one already in the Seller Property Information File.
- Use the Property Information Sheet to gather information with the help of the Gathering Property Information Checklist which involves using the Initial Call Back Script.
- If you are unable to connect with the seller, please use the Seller Follow Up Date Guidelines to set a follow up date to try to call them again if they do not call you back.
